1) How close is the condo to the schools in the area?

7 minutes door-to-door to CRIA

2) What are the safety protocols like in Reserva Conchal(RC)?

RC is a gated community with 24/7 security. You can see security driving around the premises throughout the day and night. Residents are able to make incident reports.
Cameras and surveillance are set up all over the area as well. All guests and workers are required to be granted written authorization to get access from an owner with all their identification details. Visitors are prohibited from walking into RC from the beach as it is a private community.

3) Why should we buy your condo vs. a new development in RC such as Solaris or Sanara?

Solaris is sold out and will be available in the next few years. Sanara is stand-alone homes away from the beach and therefore no oceanview. Carao Penthouse boasts not 1 but 2 oceanviews of Playa Flamingo & Playa Conchal. Sanara estimated build date is in the next few years as well. Sanara will not be within walking distance of the beach or beach club, unlike Carao.

4) Can I access the beach club amenities if I own in Carao?

You can buy an annual beach club membership for $250/month. This gets you a 30% discount at the Beach Club restaurant, a 25% discount at all The W and Westin restaurants, unlimited access to the gym, kayaks, stand-up paddleboards, mountain bikes, metal detectors, tennis & pickleball courts, skatepark, dog park & golf course. The club frequently has different events for their owners such as a Community Get Together every other month with free food and drinks to meet your neighbors. 5) How does parking work in Carao?

6) How does your unit compare to other Carao condos in Reserva Conchal?

All the Carao units are designed with the exact same layout with the exception of 3 penthouse units (including ours). The difference with our unit is that it has a 2 nd floor loft and vaulted ceilings in the living room. All other units have a lower ceiling throughout the living room. Also, most units look into another Carao unit’s balcony due to proximity. As we are in the building at the end, we have the utmost privacy and can’t see any neighbors.

7) Since you are Selling By Owner, why didn’t you use a real estate agent?

Living here for over 7 years we have way too many friends who are agents at several agencies. It was too hard to pick just 1. We will honor the standard 3% commission to all buyers agents.
